The real estate market in Israel, Ramat Bet Shemesh apartments included, has become increasingly professional and sophisticated, and is now computerised to a substantial extent, so that hitherto lengthy procedures are now completed in hours, or even in minutes. Consequently, it is not unusual for an eager purchaser, or a demanding seller, to agree a deal, instruct their respective lawyers, and to sign contracts within a few hours.

Similarly, with regard to rental transactions in Ramat Bet Shemesh, once a prospective tenant has decided upon an apartment, the landlord requires him to sign a contract quickly, and, if the renter is unable to do so, the landlord will not take him seriously, and he may well lose the opportunity to rent the apartment altogether.

Not surprisingly, the speed with which a definitive decision to rent, or to buy, must be taken by a renter, or a purchaser, can sometimes place pressures upon him that he had not expected or envisaged, and which might have the effect of confusing and “unnerving” him, resulting in a degree of distrust with regard to the particular transaction in which he is involved.
